Surge Global, a digital consultancy specialising in the design and development of technology products and digital systems for businesses, has launched Surge.apartments, an end-to-end apartment management platform designed for property developers, management committees, homeowner associations and property managers.
The platform aims to modernise residential property management by replacing fragmented and largely manual processes that remain common across apartment developments. These include sending bank payment slips through email or messaging applications, maintaining paper-based visitor logbooks, managing facility reservations manually and handling resident complaints through phone calls and chat groups.
As part of the launch, property developers that sign up for Surge.apartments before 31 December 2026 will receive permanent access to the platform without setup fees or monthly software charges. Standard payment processing fees will continue to apply to transactions made through cards and LankaQR.
Surge.apartments provides dedicated digital interfaces for residents, management teams and security personnel, allowing each group to manage the functions most relevant to them through a centralised platform.
Residents can pay their apartment management fees using cards or LankaQR, upload bank transfer slips, reserve shared facilities, generate digital visitor passes and submit service requests directly from their mobile devices.
For management teams, the platform provides a central console for handling billing, monitoring arrears, reconciling payments, managing facility bookings and responding to resident helpdesk requests. This creates a single digital environment through which property managers can monitor day-to-day operations and resident interactions.
Security teams also receive a dedicated interface through which they can verify digital gate passes while maintaining records of visitors and parcels. The system is intended to reduce reliance on physical logbooks and provide security personnel with quicker access to relevant visitor information.
Facility bookings are displayed in real time, helping prevent double reservations. Where facilities carry charges, the applicable fees can be automatically assigned to the relevant residential unit. Complaint tickets can also include visible service-level targets, giving residents greater clarity on how their requests are being handled and improving transparency between residents and management teams.
“We think the management experience should evolve alongside the buildings themselves. Developers are investing significantly in better residential products, but much of the experience after handover still runs on spreadsheets, paper and WhatsApp,” said Bhanuka Harischandra, Founder of Surge Global.
“Surge.apartments is designed to give developers and residents a digital layer that can stay with a property for its lifetime,” he added.
The platform is available in English, Sinhala and Tamil, making it accessible to a broader range of residents and property management teams in Sri Lanka.
Surge Global expects the onboarding process, from initial engagement through to providing residents with platform access, to take approximately two weeks.
With its combination of digital payments, facility management, visitor management, security functions and resident services, Surge.apartments aims to provide residential developments with a single platform for managing the experience of apartment living from day-to-day operations through long-term property management.
